What we look for

We focus on the conditions most likely to create mold—especially the ones sellers or landlords may not notice (or disclose).

We inspect for:

Past or active water intrusion (roof leaks, plumbing leaks, window leaks, façade/building envelope issues)
Visible mold and suspicious staining
Hidden dampness behind walls/ceilings using moisture detection tools
Chronic high humidity and poor ventilation (common in bathrooms, kitchens, basements)
HVAC and air-pathway areas that can spread contaminants

Tools and methods (professional-grade)

Our inspectors use the same approach we use in real-world mold cases:

Infrared (thermal) camera to locate moisture patterns behind surfaces
Moisture meters to confirm elevated moisture in building materials
Humidity meter to evaluate indoor conditions that promote mold growth
Borescope to view inside cavities when appropriate
High-powered flashlight for detailed visual inspection

If needed, we can also recommend air and/or surface sampling for lab confirmation.
