Thermal Imaging for Mold and Moisture Inspections in NYC | Mold Whiz

Infrared thermal imaging can help an inspector identify surface temperature patterns that may deserve additional moisture investigation. During a mold and moisture inspection, a thermal camera can help locate areas that appear different from nearby materials and guide where to take closer readings.

What a Thermal Camera Can Show

An infrared camera displays temperature differences across visible surfaces. Patterns may be associated with moisture, air leakage, missing insulation, HVAC conditions, or other temperature changes. The image is a screening tool; it does not identify mold and does not directly measure the moisture content inside a wall.

How Findings Are Checked

When an area warrants closer review, the inspector may compare the thermal image with visible conditions, moisture-meter readings, humidity observations, and the property’s leak history. A moisture meter can help evaluate accessible materials. If the suspected area is inside a closed cavity, confirming its condition may require access or additional investigation.

Limits of Infrared Inspection

Thermal imaging cannot see through walls or prove that hidden mold is present. Temperature patterns can have more than one cause, and readings can be affected by recent heating or cooling, sunlight, ventilation, and surface materials. The camera helps guide the inspection; it does not replace other observations or testing.
